HELLO JANUARY!  Happy New Year!  January is known as the month of new beginnings, marking the start of the year with New Year’s Day, resolutions, and reflections, named after the Roman god Janus of beginnings.  It’s characterized by cold weather in the Northern Hemisphere (warm in the Southern Hemisphere), popular observances like Dry January (abstaining from alcohol), Veganuary (trying veganism), and awareness months (Blood Donor, Mental Wellness, Cervical Health Awareness), plus cultural events like Burns Night (Scotland), and Australia Day.  Other holidays are New Year’s Day (Jan 1), MLK Jr. Day, Orthodox Christmas (Jan 7), and Epiphany (Jan 6).  The birthstone is Garnet and the birth flower is Carnation.  “What the new year brings to you will depend a great deal on what you bring to the new year”. WELCOME YOUR NEW BOARD FOR 2026! The association’s new board of directors was elected at the Annual Meeting which was held on November 12, 2025.  They are as follows:  Doug Marmon (President), Ryan Hatter (Vice President), Fran (Dobby) Hodges (Secretary), Bob Lucas (Treasurer), and Sara Hanson.  The HOA wishes to thank Stephen DiPersio for his hard work and dedication over the past years.  The newly elected board members are enthusiastic, eager to help improve communication, and to re-establish homeownership pride within our community.


MARK YOUR CALENDARS!   The President of the Stratford Manor Association, in accordance with the Bylaws, is calling for a special membership meeting on February 11, 2026, at 5:30 p.m. during the normally scheduled board meeting.  The purpose of this meeting is to obtain membership vote, in person or proxy, to approve revising the Bylaws to reduce the number of directors from nine (9) to five (5).  The need to reduce the number of directors is primarily due to lack of homeowners willing to volunteer their time to serve on the board.  In January, Abbitt will be mailing each homeowner a meeting notice and a proxy ballot.  After completing, the proxy ballot can be mailed or emailed to Abbitt.


PARKING WITHIN STRATFORD MANOR: Below is a friendly reminder of the parking regulations for Stratford Manor Association. (Reference Amended Rules and Regulations Effective July 1, 2019)

E.  VEHICLE AND TRAFFIC CONTROL POLICY.  The Board of Directors shall from time to time, as necessary, promulgate additional rules and regulations regarding vehicle and traffic control.

The Owner of each townhouse is entitled to the use of 2 automobile parking spaces which shall be as near and convenient to his/her home as reasonably possible, including easy access in and out of the spaces. No motor vehicle which is abandoned, inoperable, unlicensed, or which does not display a valid Virgina state inspection sticker is to be parked or stored upon the property, whether in front of the Owners’ townhouse or in another area.

No portion of the property shall be used for any substantial repair, overhauling, painting, or work of a similar nature on a motor vehicle.  Washing cars, checking oil, changing a flat tire is specifically permitted. 

Owners should keep their cars in good repair, preventing oil and engine fluids from leaking onto the asphalt.  If spills occur, the Owner shall clean up the area as soon as possible.  No vehicles are allowed on the Common Area without written permission from the Board of Directors. 

There is to be no parking of any vehicle on the Association owned streets.  Owners are encouraged to inform their guests and invitees that they may park on the city streets (Kenilworth Drive and Wellesley Drive before the “End City Maintenance” sign). 

It is the responsibility and obligation of the Owner to inform his/her tenants, guests, invitees, as well as any tenant’s guest and invitees, as to the permissible area of parking. Parking of guests/invitee vehicles is the responsibility of the Owner.  Available parking spaces in front of your house should be used for guests and invitees.  Parking in other Owner spaces without permission is not permitted.  Persons not complying with this traffic policy will have their vehicles towed at their expense.

Speed Limit in the Community:  The speed limit is 15 mph within our community.  Please be careful of children playing and riding bikes.

Be A Good Neighbor – Please be a good neighbor and promptly pick up dog waste from your pet.  If you are walking your dog, please feel free to use the two dog stations found within our community.  Do not place dog waste in other people’s trash can.  Dog owners are required to keep their dog under their immediate control at any time a dog is taken off their property.

SEWER ISSUES WITHIN THE COMMUNITY!

The community has been experiencing an increase of “repair calls” for clogged sewers.  You should only flush the “3 Ps”, pee, poo, and toilet paper; avoid flushing anything else, especially wipes (even flushable ones), feminine hygiene products, paper towels, tissues, dental floss, cotton balls, hair, condoms, medications, grease, and food, as these clog pipes, damage sewer systems, and pollute waterways. Be sure to keep a small trash bin in your powder room to keep these items from being put in your toilet.  Plumbing / sewer repairs can be costly to you and the HOA.

January 6, January 13, January 21, and January 27. Please be mindful when placing “bulk” items out for pickup. Styrofoam needs to go in “green” trash can. Guidelines can be found at the City’s website: nnva.gov.

HELLO DECEMBER!  

December is known for its major winter holidays, including Christmas, Hanukkah, and Kwanzaa, as well as New Year’s Eve, which mark a time for family gatherings and cultural or religious traditions. It also features significant astronomical events like the Winter Solstice and other observances such as International Human Rights Day. Many people focus on giving to charity, spreading peace, and reflecting on the past year while looking toward the future. Also, Pearl Harbor Remembrance Day is December 7th. A fun fact to know is that Rudolph the Red-Nosed Reindeer was created by the retail store Montgomery Ward for a 1939 Christmas promotion. The birthstones for December are turquoise, zircon, and tanzanite. The birth flowers are holly and paperwhite narcissus. “Wishing you the gift of faith, the blessing of hope, and the peace of his love at Christmas and always.”

WELCOME YOUR NEW BOARD FOR 2026! The association’s new board of directors was elected at the Annual Meeting which was held on November 12, 2025.  They are as follows:  Doug Marmon (President),

Ryan Hatter (Vice President), Fran (Dobby) Hodges (Secretary), Bob Lucas (Treasurer), Stephen DiPersio, and Sara Hanson. As you will note, there are some “familiar faces” as well as some “new faces”.  The members are enthusiastic, eager to help improve communication, and to re-establish homeownership pride within our community. 

There are three vacant positions on the board and if you are willing to donate a few hours of your time, please contact Doug Marmon (president.stratfordmanor@gmail.com). The association wishes to thank Donna Groller and Rick Lieb for their hard work and dedication over the past year(s).  As a reminder, the next board meeting is Wednesday, December 10, 2025, (5:30 p.m.) at Abbitt Management. All are welcome!


“IT’S BEGINNING TO LOOK A LOT LIKE CHRISTMAS” - -

The holiday season is approaching fast, and the association would like to remind you that:

When setting out items for bulk trash, please place bulk pickup items on the pavement near the curb and not on the grass as it kills the grass.  Be sure to break down cardboard boxes for recycling. Styrofoam does not go into recycling! It will not be picked up and it should go into your regular trash bin.  

If you have large bulk items, please be sure to use the cardboard disposal bin behind the firehouse near Todd Stadium. The recycling bins are behind Fire Station #10 which is located at 12455 Warwick Blvd.


FRONT PORCH / FRONT YARD STORAGE: Please do not use your front porch or yard as a storage area. While it may seem inconsequential if we all stored coolers, tools and bikes on our front porches, Stratford Manor could pass for a junk yard.

ILLEGAL ACTIVITIES NOTED: If you see a crime or any illegal activity being committed, please call 911!

When you decided to join the Stratford Manor community either by ownership or as a resident, you become responsible for maintaining the property and the yard. You also become a part of our community and play an important part in keeping it peaceful and a beautiful place in which to live.

 

As 2025 comes to a close, it’s a time to reflect on this year’s experiences, both highs and lows, and embrace the potential for fresh starts and new beginnings that 2026 offers: a chance to set new goals, pursue aspirations, and write a fresh chapter in our lives, leaving behind any past challenges and stepping into a year filled with hope and possibility.  With that in mind, no one person can do it all. It takes a village.  Please consider giving your time to support your Association by volunteering on a committee. May the new year bring you health, happiness, and meaningful connections’’.

Parking: Each owner/resident has 2 assigned spaces. Parking in other people’s space or anywhere else in the community is not allowed. Parking along the medians within SM is not permitted and vehicles may be towed at the owners’ expense.  Parking along the medians can be a hazard to others, especially emergency vehicles.

In addition, dog owners are required to keep their dog under their immediate control at any time a dog is taken off their property.  Dog owners may be held liable for any damages their dog does to other homeowners’ property and/or the community property.  PLEASE DO NOT LET YOUR DOG URINATE ON THE SHRUBS WITHIN OUR COMMUNITY.  As a reminder, the City of Newport News requires that your dog MUST BE LEASHED when you take them for a walk.

HELLO NOVEMBER!  The month of November is known for the U.S. holiday of Thanksgiving, Veterans Day, and the transition from fall to winter. It is also designated as Native American Heritage Month and includes several other observances like the end of Daylight-Saving Time and the beginning of the Advent season. The U.S. General Election is held on the first Tuesday after the first Monday in the month.  The official birth flowers for November are chrysanthemum and peony.  The chrysanthemum symbolizes joy, optimism, longevity, loyalty, and honor and a peony symbolizes love, passion, romance, prosperity, good fortune, honor, and respect.  Daylight Savings Time ends this weekend.  Don’t forget to “fall back” one hour at bedtime on Saturday night.

MARK YOUR CALENDAR - -- SAVE THE DATE:

The 2025 Annual General Membership Meeting for Stratford Manor Association will be held at Abbitt Professional Center, 11835 Fishing Point Drive, Ste. 205, Newport News, VA  23606 on Wednesday the 12th of November 2025 at 7:00 p.m.   The purpose of this meeting is for the membership to elect five (5) Director(s) to the Stratford Manor Board at this annual meeting.  Nominations may also be submitted from the floor during the meeting.  The Board will hold an Organizational meeting for selecting officers directly after the annual meeting.  

On October 24, 2025, Abbitt Management sent to every homeowner an absentee ballot.  Please take a moment to complete the ballot and return it to Abbitt Management as a quorum is needed to conduct business. It is extremely important that you return your absentee ballot.  If a quorum is not established, a second meeting is required to conduct business. This is costly to the Association and can be avoided by simply returning your absentee ballot by mail no later than November 11, 2025, or email the ballot form to associations@abbitt.com. Every vote counts.  Every vote is needed.  Come and show your support by attending the Annual Meeting.  Homeowners’ comments will be welcome.  We look forward to seeing you at the meeting! 

IN AND AROUND THE NEIGHBORHOOD:    

As mentioned in last month’s newsletter, a board member and a resident homeowner, conducted a walk-thru of Stratford Manor property to identify potential tree work needed this fall.  When you walk about the property, you may find yellow caution tape around several tree trunks.  This is to identify the tree for potential work. Based on the quotes obtained, the board has approved Terraco, LLC to perform the tree work that is needed. Stratford Manor is a community that was built back in 1980’s and has begun showing its age. Many of our trees are overgrown, have huge limbs falling which create a hazard, and numerous have disease issues.  It is wonderful to live in a community where there are many beautiful trees, but it does come at a price.

RODENT PROBLEM – BEWARE OF THE CRITTERS:

Some of our neighbors (specifically in the Wellesley Drive area) have noticed a lot of rodent activity.  With the cooler weather, rodents will be seeking a warm place for the winter and that means inside your house!   Homes, sheds, and attics provide the perfect location for rats to keep safe and be able to eat, sleep and reproduce without disruption.  Everyone is encouraged to check your homes to see if there are any places where rodents can get into your home. 

Be sure to fix any openings that you see.  Even check your outdoor faucets for possible entry.  If you, or your neighbor are experiencing rodent issues, please work together with EVERYONE IN YOUR ROW OF HOMES to solve the problem.  Remember that rodents can easily squeeze through small spaces between the firewalls of your home.  The best way to prevent roof rat infestation is to eliminate any sources of food, water, and shelter.  An inspection of the exterior house or building to help identify potential rodent entry points.  This includes sealing off any entry points to the home or building, keeping trash in covered cans, and cleaning up after a dog (if you have one) as rats love animal poop.  Check your HVAC pipes and all the wiring leading into your home to ensure that the roof rats do not have access to your home.  Be sure to inspect your attic space and crawl space.  Inspection of all vents, plumbing pipes, A/C chases, etc.  Be sure to seal shut all entry holes with professional grade repairs.  Setting rat traps or bait stations and removal of dead rodents until all are gone.  Clean up rat waste and repair any damage.  Caulk and/or weather strip windows and doors as needed.  Check your grill regularly to see if they are nesting.  Seek professional help if needed.

FALL IS CLEAN UP TIME:

Fall is also a great time to clean up our yards.  What can I do to make my yard more attractive?

1) Trim the shrubs and bushes; 2) Dead head azaleas and other plants to make room for spring blooms; 3) Weed and trim borders, 4) Plant bulbs for spring flowers, 5) Remove all dead debris and put down new mulch, and 6) Put out fall seasonal decorations (mums, pumpkins, etc.).  Our front yards are one of the first things people notice when visiting Stratford Manor.  Your continued cooperation is appreciated.
